Manion Residence

Location: 3712 Pecos St, Denver CO
Scope:  Scrape & Replace Urban Lot
Completed:  (Spring 2012)

ArcWest Architects is excited to share the work in progress for a new residential project in the northwest Denver Highlands neighborhood, just south of Sunnyside.  The proposed design is a contemporary home which nicely integrates with the site located at  Pecos Street and 37th  Avenue.

Tucker and Cara are urban professionals who currently live in a contemporary mid-rise condominium in the downtown LoDo district.  ArcWest Architects was hired to assist them in realizing their dream of owning a new single family home in the popular urban Highlands Neighborhood.

The Highlands Neighborhood is currently experiencing a boom in restaurant conversions and high end scrap-and-replace residential construction.  Larger unique commercial spaces and homes are being renovated and many of the smaller neglected buildings are being demolished and replaced.  Tucker and Cara understand the value of investing in this area now and have purchased a large residential lot with an existing home to be demolished.

The owners were confident that they wanted their home to reflect an efficient contemporary style.  Exterior spaces which maximize passive winter sun and shade summer heat are provided at all levels.  The ground level has the main patio with fire pit accessing the living and dinning areas. The second level Master Bedroom bridge and hot tub deck provide a private get-a-way for the owners.  The top level terrace provides spectacular sunsets and views to the downtown firework shows.  Each outdoor space is designed to serve a unique purpose.

The stairway connecting all levels will be showcased on the exterior by narrow windows and enclosed on the inside by translucent panels.  The stairway will be illuminated and glow at night.

Exterior materials will consist of two tone hard stucco with horizontal cedar siding and metal panel railings. A stone wainscot will be used at the front of the house and lower level fireplace surround.
