The prospective developer contacted ArcWest Architects to request Master Planning services for a very challenging project to be sited on a property in Arvada, a suburb of Denver.  The initial request was to integrate the maximum possible number of housing units onto the difficult site with a goal of 35 units.  The irregular shape of the site, numerous utility easements, close proximity of adjacent building, restrictive zoning and limited frontage were a few of the hurdles to be overcome.

In the initial process of discovery and research a better understanding of Arvada’s local municipality’s land development requirements was achieved. In balance with the owner’s vision, the ArcWest team endeavored to provide an overall solution which would meet the city’s mandates that adapted and made best use of the complex site.

Numerous masterplan options were developed and presented to the owner for review.  The current master plan under development proposes 22 – three bedroom units in 4 and 5 town home buildings.  Amenities for the complex would include out door community open spaces with a pavilion, a gazebo, and walking paths to adjacent Ralston Creek.
